What we handle

Everything after the keys.

Rent collected for you

Residents pay through the platform. You keep 85% of gross rent as Net Rent, routed straight to your Stripe Connect account — no invoicing, no chasing, no cash handling.

Your listing, your standard

You build the listing — unit details, photos and rate. We market it, and review it before it goes live.

Residents we screen

Every applicant completes identity, background and credit screening. You review the results and decide who leases your unit.

Everything through one platform

Marketing, applications, rent collection and resident messaging run through Segue. Maintenance and unit condition stay with you as the housing provider.

Owner FAQ

Questions owners ask.

What does Segue charge?

Segue's fee is 15% of gross rent per lease. You keep 85% of gross rent as Net Rent. Stripe's payment-processing fees also apply. We give at least 30 days' written notice before any fee change, and a change never affects leases already signed.

How long do I commit for?

There's no fixed term. The Supplier Agreement runs until either side ends it, and either side can end it for any reason with 30 days' written notice.

Who handles maintenance?

You do. As the landlord, you keep each unit safe and habitable and handle maintenance and repairs. Segue handles marketing, applications, screening and rent collection.

When do I get paid?

Residents pay rent through the platform via Stripe. Net Rent is paid to your Stripe Connect account on Stripe's standard payout schedule, typically within two business days after the funds settle.

Can I stop listing?

Yes. You control each unit's availability, and you can end the agreement with 30 days' written notice. Your listings are then removed. Leases already signed continue on their terms, and you remain the landlord for them.

Do my units have to be furnished?

Segue residents are looking for furnished homes, and each unit must have the furnishings described in its listing. If your units aren't furnished yet, tell us. Many owners plan to furnish before listing, and we can talk it through on the call.

Your building's next chapter

Vacant units are the most expensive thing you own.

You keep the lease and the rate. We bring the screened residents, the paperwork and the payments.
